AUGUST ZONING UPDATE Ted Cady Village Center Zoning District Effort Abandoned - At the most recent meeting of the Village Center Subcommittee it was decided to drop the effort, at least for now, to form a Village Center Zoning District. While no one was opposed to the effort, there was not much support for it at this time. Folks seemed happy with things as they are - "if it isn't broke, don't fix it." Warwick Subdivision Regulations Available for Review - The Planning Board, with the assistance of Franklin Regional Council of Government Planning Department, has completed work on a draft of new Subdivision Regulations. These are the rules and regulations for subdividing land for building lots in Warwick. There is a copy at the Library and the Town Clerk has a copy, and you are invited to review them and submit comments to the Planning Board. The Planning Board will have a public information meeting if there is enough interest and must have a public hearing before adopting them. A Copy has also been sent to our Town Counsel for review and comment. Any comments you have will be most appreciated and will be considered by the Planning Board. Special Town Meeting Zoning Article - At the 2006 Annual Town Meeting it was unanimously voted to allow only one principal structure per lot, which could be a dwelling and with a special permit could contain two dwelling Units (for example, a house with an apartment or a duplex). There was no mention of prohibiting more, we assumed that was obvious. To clarify the situation we are submitting an article to prohibit more than two dwelling units in a principal structure, and cleaning up the wording in another section of the bylaw. Zoning Bylaws Almost Done - We are nearing the end in the two year effort to bring our Zoning Bylaws up to date. Unfortunately, we did not get to some of the things we wanted to cover. However, with the assistance of the FRCOG Planning Department, which was funded by a $15,000 grant from the state ($2,500 contribution from Warwick), we have done a lot. It is surprising how much work it is to do these things. We still plan to have a public information meeting, public hearings and have them come before the Annual Town Meeting in May or perhaps a Special Town Meeting at an earlier date depending on what the Selectboard decides. We hope to have a draft copy for you to review in about a month or so. end
