Warwick Zoning Task Force Minutes September 26, 2007 Attendees: Peggy Sloan, Kimberly Noake MacPhee, Ted Cady, Jan Conover, Brian Gale, Brad Compton, Reva Reck, John Williamson, Mary Williamson, Wendy Chandler, Nick Arguimbau Ted Cady called the meeting to order at 5:34 PM in the Town Hall Dining Room. Ted thanked Bill Labich for his good services to the Town; expressed regret at losing his services and wished him well in his new job. Reva Reck asked about WiFi transmitter limitations in the new zoning. Ted replied that the ZTF is not proposing any zoning related to cell towers or Wifi transmitting. Brian Gale expressed concerns that there was no explicit provision for condominiums and without that provision the process was flawed and would need to be revisited. Ted reported on the outcome of the Village Center District Subcommittee Meeting on August 6. Mary Williamson had made an effort to encourage some of those folks living the Village Center to attend. While no one was opposed to forming a Village Center Zoning District there was not much support for it. Some thought forming a Historical District would give it better protection. Lacking strong support, it was agreed to drop the effort for the time being. Peggy Sloan distributed a handout of various towns' accessory apartment bylaws and explained them. A general discussion followed. Peggy will do a draft under Section 2.C.9. for review at the next ZTF meeting. It will allow attached or detached accessory apartments, not to exceed two dwelling units per lot, not exceeding 800 sq. ft. provided there is adequate parking, water, and septic. Peggy suggested that the permitted uses be listed to clarify that section of the Bylaws. Peggy went over the Draft of the Public Information Power Point Presentation. It was discussed at some length and amended. Peggy will send the amended version for review at the next ZTF Meeting. Public Information Meeting Date Set for Tue., Nov. 20, Town Hall Dining Room at 7:00 PM. A snow date was set of Nov 27. Public Hearing Date set for Wed., Jan l6th at 7:00 PM at the Town Hall Zoning Task Force Meeting Oct. 17, 7:00 PM Town Hall to review Accessory Apartment wording, review Power Point Presentation to be given at Public Information Meeting, Nick's suggestions, and other business.
